Financing for the places your business grows.
Explore commercial property financing for your next purchase, refinance, or investment opportunity.
Make room for your next opportunity.
Commercial real estate loans can help business owners and investors purchase, refinance, or improve eligible commercial properties. From a new business location to an income-producing investment, financing starts with understanding the property and your plans for it.
CRE financing is typically secured by the property. Lenders may also evaluate cash flow, occupancy, lease income, borrower credit, financial strength, and experience. The right structure depends on the property, your goals, and lender requirements.
Midwest Funding Advisors helps you explore financing options and connect with lenders so you can approach your next commercial property decision with greater clarity.

Visit All FAQs ↗What does CRE stand for?
CRE means commercial real estate. CRE loans support eligible commercial property transactions, such as purchases, refinancing, and certain improvements.
Is a CRE loan the same as a hard money loan?
No. Commercial real estate financing is a broad category. Some property-backed bridge or hard money programs may finance eligible commercial projects, while other CRE programs have different terms and underwriting. Visit our Hard Money Loans page to explore that category.
Can I finance a property my business will occupy?
Owner-occupied commercial financing may be available for eligible properties and businesses. Lenders may review business financial performance, occupancy, down payment, and other requirements. Some SBA programs may also be relevant for qualifying transactions.
Is approval based only on the property’s value?
No. While the property commonly serves as collateral, lenders may also consider cash flow, borrower credit, financial resources, experience, and other factors. Collateral alone does not guarantee approval.
How long does commercial financing take?
Timing depends on the lender, program, underwriting, appraisal, title work, and any required environmental or property reviews. Share your deadline early; a closing date cannot be guaranteed before the lender completes its review.
Can I refinance an existing commercial property?
Refinancing may be available, depending on the property, current loan, equity, cash flow, and borrower qualifications. Review closing costs, any prepayment provisions on your existing loan, and the proposed new terms.
